How Asphalt Shingles Fail

Asphalt shingles age from the sun. UV drives the volatile oils out of the asphalt until the shingle loses flexibility, and once it is brittle it cracks, curls at the edges, and starts shedding the granules that were protecting it.

Wind is the other main cause. Once a shingle's self-seal strip has released, it lifts in gusts, and each lift works the fasteners a little looser until the shingle tears free.

Common Asphalt Shingle Repairs

1. Replacing Damaged Shingles: individual shingles that are cracked, torn, or missing after wind.
2. Resealing Lifted Tabs: shingles that have lost their seal but are otherwise sound.
3. Flashing Repair: at chimneys, walls, skylights, and valleys — a frequent leak source on otherwise healthy roofs.
4. Vent Boot Replacement: the split rubber collars around plumbing vents, one of the most common leaks on a shingle roof.

Granule Loss: What It Tells You

Some granule loss is normal, especially in the first months after installation. What is not normal is a steady accumulation in the gutters years later, or bare patches where the black asphalt mat shows through.

Granules are the shingle's UV protection. Once they are gone from an area, that section degrades quickly, and widespread loss generally means the roof is near the end rather than in need of a repair.

When Repair Stops Making Sense

Repair is sound value on a shingle roof that is still within its service life and has damage in a defined area. It stops making sense when shingles are curling or cracking across the whole roof, when the same roof has needed several separate repairs in a short period, or when the deck underneath has been wet long enough to soften.

A useful rule of thumb: if the cost of repeated repairs is approaching a meaningful share of a replacement, and the roof is past two thirds of its expected life, replacement is usually the better spend.
