Roof Repair

Finding the actual entry point rather than sealing the nearest suspicious thing — because a roof repair that treats the stain instead of the cause fails again in the next heavy rain.

Water does not leak straight down

This is the single most useful thing a homeowner can know about roof repair. A ceiling stain marks the place where water finally found a seam in the drywall, not the place where it entered the building. Between those two points it may have run several feet along the underside of the decking, tracked down a rafter, crossed a ceiling joist and pooled on top of a vapour barrier before soaking through.

On a low-pitch roof the horizontal displacement is often modest. On a steep roof with a complex framing layout it can be substantial, and the entry point can sit on a different plane of the roof entirely. This is why the “caulk everything near the stain” approach has such a poor success rate, and why a repair that appears to work through a dry spell reappears the first time rain arrives at a different angle.

Proper leak tracing works backwards from the interior evidence to the exterior cause. That means getting into the attic where one exists, reading the staining pattern on the sheathing, following the run uphill to its highest wet point, and only then going onto the roof knowing roughly where to look and what to look for.

Where roofs actually leak

In our repair work, the overwhelming majority of leaks are not failures of the roof covering in open field. They are failures at the details — the transitions, penetrations and terminations where two materials meet and where installation takes patience.

Pipe boots and vent flashing The rubber collar around plumbing vents dries, cracks and splits, usually between years 8 and 15 — often well before the shingles are finished. One of the most common leaks we find. Replace the boot, or fit a collar over the existing one where the base flashing is still sound.
Chimney flashing Surface-applied counterflashing sealed with caulk instead of being let into a cut mortar joint. The sealant fails, and the chimney becomes a funnel into the structure. Cut a proper reglet, install step and counterflashing, repoint where the mortar has deteriorated.
Valleys Debris packs the valley, water backs up under the courses, or the valley metal corrodes through. Closed-cut valleys on steep roofs carry high volume and are unforgiving of poor detailing. Clear, inspect, and reline with new valley metal or membrane where corroded.
Skylight curbs Failed perimeter sealant, absent head flashing, or a unit whose own gasket has aged out. Frequently misdiagnosed as condensation. Rebuild the flashing kit; replace the unit if the seal has gone.
Wall-to-roof transitions Missing or reversed step flashing where a roof plane meets a vertical wall, or siding installed tight to the roof with no kickout at the bottom of the run. Install correct step flashing and a kickout diverter at the eave termination.
Ice damming at eaves Attic heat melts snow mid-slope; it refreezes at the cold eave and backs water up under the shingles. A ventilation and insulation problem presenting as a roofing problem. Ice-and-water membrane at the eaves, plus correcting attic insulation and ventilation.
Wind-lifted or missing shingles Fasteners driven high, over-driven or under-driven, or a sealant strip that never bonded because of cold installation. Replace affected courses and hand-seal where required.
Ridge and hip caps Exposed fasteners backing out, or ridge vent installed without a continuous cut in the sheathing beneath it. Re-fasten and seal, or reinstall the vent correctly.

How we approach a repair

Interior first

  • Photograph and measure the interior evidence — stain location, size and shape, and whether it is growing.
  • Attic inspection where accessible: staining on the sheathing underside, rusted fastener tips, wet insulation, daylight at penetrations.
  • Moisture meter readings on framing and decking to find the actual wet zone, which is frequently larger than the visible stain.
  • Rule out non-roof sources before going up. Condensation from an unvented bath fan, an HVAC condensate line and a failed wall flashing all produce ceiling stains that look exactly like roof leaks.

Then the roof

  • Inspect the area uphill of the interior evidence, then work outward across the plane.
  • Check every penetration, transition and termination on that slope, not just the nearest one.
  • Assess overall field condition, because it decides whether repair is the right answer at all.
  • Where the source is not obvious, controlled water testing — isolating one area at a time with a hose, starting low and working up, with an observer inside.

On sealant. Roofing cement and caulk are legitimate materials in specific applications, and they are also what a lazy repair looks like. Sealant is a component of a flashing detail, never a substitute for one. If a previous repair on your roof consists of a black smear of mastic over a joint, it was a delaying tactic, and the failure underneath it is still there.

When repair stops being the right answer

We would rather sell a repair than a replacement where a repair will hold, but there is a point past which patching is poor value. The signals we weigh:

  • Age against rated life. A roof within two or three years of the end of its expected span will keep producing new failures. Spending on it repeatedly is buying the replacement in instalments at a worse price.
  • Distributed rather than isolated failure. Three damaged shingles is an event. Cracking, cupping and granule loss across whole slopes is the material reaching the end of its service life.
  • Deck condition. Once the sheathing is soft over a meaningful area, you are no longer repairing a roof covering — you are doing structural work that requires tear-off to reach.
  • Layer count. Repairs on a second or third layer are difficult to make watertight and often prohibited by code, and the layers have to come off eventually regardless.
  • Repair frequency. Three service calls in two years on different parts of the same roof is a pattern, not coincidence.

When those add up, we say so and point you at roof replacement instead, with the reasoning and the photographs behind it. When they do not, we do the repair and you keep the remaining service life you already paid for. That judgement is the part of the job that Sunny San Luis Roofing takes most seriously, because it is where the money is.

What a repair costs

Repairs span a wide range and the honest answer is that the diagnosis determines it. Replacing a cracked pipe boot is an hour of work and a modest part. Rebuilding chimney flashing properly — cutting a reglet, fitting step and counterflashing, repointing — is a half-day of skilled work. Relining a corroded valley, or replacing decking after prolonged saturation, is larger again.

What we will not do is quote a repair before knowing which of those it is. A price given over the phone for an undiagnosed leak is a guess, and guesses on roofs get revised upward once someone is standing on one.
